We build custom horse barns, indoor riding arenas, and rural buildings for Delaware farms and equestrian properties. We’re based in New Providence, PA, about an hour from northern Delaware.
Delaware is a small state with a lot of horses. You’ll find them on the hunt-country farms around Hockessin and Greenville, at the Standardbred barns near Harrington and on the open farmland of Sussex County.
Double S Construction builds custom horse barns, indoor and outdoor riding arenas, timber frame buildings, barndominiums and custom homes. We take on a limited number of projects, and each one starts with a walk of your property. We want to know where the horses go, how hay comes in and where the trailer turns around, and we lay the building out around those answers.
Delaware ground takes some planning. Most of the state sits on the flat Atlantic Coastal Plain, with sandy soils, high water tables and low spots that hold water. When a site is flat, water sits wherever it lands unless you give it somewhere to go. That makes pad elevation, arena base prep and drainage especially important here. Closer to the coast, wind exposure also affects how a large clear-span building is designed and anchored.

On Coastal Plain land, a few inches of pad height can decide whether a barn stays dry. We set elevations, grade around the building and plan gutters and downspouts so water drains away from stalls, aisles and arena footing.

Most projects take 3 to 5 months, depending on size, design and site work. Flat or wet sites can need extra time for grading and drainage before construction starts. We’ll give you a timeline at the consultation.
It depends on your county and how you’ll use the building. For example, Sussex County exempts qualifying farm buildings from building code requirements but still requires a permit for tax assessment. Barns with living space, barndominiums and homes follow residential rules. We’ll help you figure out what applies before we start.
Often, yes. Delaware’s Sediment and Stormwater Regulations cover projects that disturb 5,000 square feet or more, which includes most indoor arenas and many barns. Agricultural buildings can usually use a simpler standard plan. We build this into your timeline and budget from the start.
We start below the footing. On flat Coastal Plain sites, we first raise the arena and give it enough cross-slope to shed water. Then we compact a stable base. Only then do we install footing suited to your discipline and to indoor or outdoor use. A solid base and good drainage keep footing consistent.
Yes. Besides barns and arenas, we build custom homes, barndominiums, timber frame buildings and additions, and we renovate older barns. Many Delaware projects combine uses, like a barn with an apartment or a home attached to equipment storage, so we plan the whole property at once.
